Do you have to be retired to live at Twin Cedars?
Twin Cedars is designed for the Over 50’s, so whether you are retired or not, you are welcome to reside here.
Do you own the home?
Yes
Do we have to pay rates and body corporate fees?
No. You pay a weekly site fee which covers your share of the council and water rates, insurance and maintenance of all buildings, plant and equipment, common areas and facilities available to residents.
What other expenses am I responsible for?
You pay you own electricity, gas, phone and excess water plus home & contents insurance.
Do the residents have a say in the running of the village?
Yes. Once the village is populated then a residents committee will be formed. This committee will represent the views of the residents to the management.
How long do site agreements last?
The agreements are covered by the Manufactured Homes (Residential Parks) Act 2003. Site agreements are perpetual until terminated by the home owner.
Can I have a pet?
Yes. Cats and small dogs are allowed under certain circumstances. Please refer to contract addendum.
Do you have a choice of home designs?
Yes, there are a variety of plans. What designs are available varies according to what sites are available at the time.
What if we want to sell in the future?
The sales team will assist you in getting the best price for your home. We are in the best position to ensure a sale being on site and having a database of prospective buyers. We have six months to resell your house at the mutually agreed price. You have the opportunity to introduce people who you think may be suitable for residency to the operator of the village during this period. If the operator has not sold your house within that time period, you may appoint an independent real estate agent to sell your house for you. Obviously, the person found by the real estate agent must also meet the criteria of resident. The cost of appointing a real estate agent is to be borne by the resident.
I want to reserve a Villa but have to sell my home first. What are my options?
You are able to reserve a Villa with a $1000 fully refundable deposit. The time frame for this holding term is determined in discussion with the Sales Team.
