Secondly, you will be granted a site agreement to occupy the site on which your home stands. This is not a freehold interest; it is a form of statutory tenure. Your rights are protected by the Manufactured Homes (Residential Parks) Act passed by the Queensland Government in 2003.

In simple terms, Twin Cedars Lifestyle Villas owns the land and facilities and you own your home. If you decide to sell your home at any time you are free to do so in the same manner as you would sell a freehold home. The only requirement is that your purchaser meets the same entry qualifications that you do when you come into the community. Your home at Twin Cedars forms part of your estate.

Family and friends are welcome to visit and stay with you for a while. They are also free to enjoy the facilities when accompanied by you.

Glasshouse Country News – February 2011
Twin Cedars Lifestyle Villas, the exclusive over 50s retirement village on Steve Irwin Way near Beerburrum, with its wonderful views of Mt Tibrogargan, has its own special memento of local Glasshouse Mountains history.

On the walking track around Twin Cedars you will find the location that the Royal Historical Society of Queensland commemorated of Matthew Flinders’ camp site when he explored the area and climbed Mount Beerburrum, after sailing along Pumicestone Passage in July 1799.

Twin Cedars has been part of the changing heart of the Glasshouse Mountains district for over six years and is in the final phase of its stage 2 development.  Boasting its lovely semi-rural location, easy proximity to both Caloundra and Brisbane, and its Community Hall with swimming pool, spa, BBQ areas, pool table, hairdressing salon, video library and gym, Twin Cedars has certainly changed since Matthew Flinders’ visit!

Twin Cedars is commencing the planning for Stage 3 of the development, the final stage of the overall Village, with generous cash rebates for purchasers to take advantage of in the Stage 2 clearance sale which starts 21 February till 12 March.

The best fertilizer is a gardener's shadow is an old saying and how true it is! At Twin Cedars Lifestyle Villas, located on Steve Irwin Drive, Beerburrum, the village residents have put tremendous effort into their gardens and the results are spectacular year round.

“One of the best things about buying a Villa at Twin Cedars,” said Karen Baele, Twin Cedars’ Sales Manager, ”is that each Villa has its own surrounding land, an inviting canvas for gardeners to stamp their own personalities.”

 “Along with the desire to downsize homes to something more practical and easy to manage, our prospective buyers are also are looking to downsize their gardens to reduce the ongoing maintenance work required. Yet, they still want the pleasure of their own garden to potter around in,” Karen commented. Twin Cedars has a garden maintenance team who take care of the lawns  and the communal gardens which includes a formal water garden set in the heart of the village.

Glasshouse Country News – April 2010
Buying into a lifestyle retirement village can be confusing. What do you own, what fees are payable, what happens to capital gains on your home, are you protected by legislation? Karen Baele, Sales Manager at Twin Cedars Lifestyle Villas at Beerburrum, explains. “Site fees cover the cost of land and water rates, upkeep of the community streets and common areas, community electricity, security entrance system, swimming pool and spa, Community Hall, the gardens, walking tracks, BBQ areas and administration costs. At Twin Cedars, site fees are paid weekly and are eligible for Rent Assistance through Centrelink, depending on individual circumstances.”

“Some retirement villages charge exit fees. This is when an owner sells their property and the retirement village retains a portion of the sale price. Twin Cedars does not charge exit fees. Our Villa owners keep all the capital gain made on the sale of their property,” Karen said. “And, the purchase contract documents, all provided by the Queensland Government, provide full buyer protection. Buying into a retirement village is more simplified than the normal real estate process, with no stamp duty nor legal fees payable as the asset being purchased is the house, not the land.”

Karen also said that a key benefit to purchasing at Twin Cedars is that the Villas are brand new and come with a 6 year builder’s warranty for peace of mind. “Having caravan storage and being pet-friendly are two other very important benefits that Twin Cedars can provide,“ Karen said.

“We are absolutely happy here,” said Brian Price.

Brian and his wife have lived at Twin Cedars for three years, formerly they were living at Beenleigh. Wanting to live closer to their daughter-in-law and family, and just loving the semi-rural lifestyle of the Glasshouse Mountains district, made choosing the location of their “downsize” very easy.  

Brian and Dawnie came up to stay with their family for a weekend, intending to look at a property in Caloundra. They saw an ad for Twin Cedars and decided to take look. After the inspection, they got as far as the Caloundra intersection before turning around. Twin Cedars was definitely their new home.

The Community Hall at Twin Cedars is fantastic for family and social gatherings, Brian said, and they use the facility regularly especially as it is fully equipped with a kitchen, bar, pool table (and a gym for those who ate too much at lunch!) and outside is the pool and spa, and the BBQ, all part of enjoying the village life that Twin Cedars offers.

Brian and Dawnie have made good friends at Twin Cedars in the three years they have lived there. “It’s definitely an adjustment moving from a large family home and downsizing is not something to be taken lightly,” Brian said with a laugh. “It’s worth the trouble, though. Downsized living is fantastic.”
